
How Far in Advance Should You Start Planning a Move to Tennessee?

If you're thinking about moving to Tennessee, you may be wondering: When should I actually start planning?
The short answer? Earlier than you think.
You don't need to be ready to buy a house to start preparing for your move. In fact, some of the easiest relocations happen when buyers start researching Tennessee 6–12 months before their ideal move date.
Here's what your timeline could look like.
9–12 Months Before Your Move: Start Exploring
At this stage, you don't need to be looking at individual houses yet. Listings available today probably won't be available when you're ready to move.
Instead, focus on the bigger question:
Where in Tennessee could you actually see yourself living?
Start thinking about:
Your approximate home-buying budget
Middle, East or West Tennessee
City, suburb, small town or rural living
How much land you'd like
Your ideal distance from a major city
Work and commute requirements
Healthcare access
Shopping and everyday conveniences
Your biggest must-haves
This is also a great time to start talking with a Tennessee REALTOR® who works with relocation buyers.
You aren't committing to anything. You're gathering information so you can make a better decision later.
6–9 Months Before: Narrow Down Your Towns
Now it's time to turn “We're moving to Tennessee” into something more specific.
Maybe you initially thought Nashville, but realize you'd prefer Hendersonville, Gallatin, Lebanon, Mount Juliet, Springfield, White House, Portland or another surrounding community.
Or maybe Middle Tennessee isn't the best fit at all.
This is when I'd start comparing communities based on your actual lifestyle.
For example:
Want Nashville access but don't want to live downtown?
Look at surrounding communities.
Want more land?
We may expand the search farther outside the metro.
Want shopping and restaurants nearby?
We'll prioritize areas with those conveniences.
Want peace and quiet above everything else?
Rural Tennessee may deserve a closer look.
The goal isn't necessarily to choose one town yet. It's to eliminate the places that don't fit.
3–6 Months Before: Get Financially Prepared
This is when things start becoming more real.
If you'll be financing your Tennessee home, talk with a lender about your purchasing power and what you'll need when you're ready for pre-approval.
You'll also want to think about:
Your down payment
Closing costs
Moving expenses
Current lease or home sale
Employment changes
Debt and credit
Emergency savings
Desired monthly housing payment
If you need to sell a home in another state before purchasing in Tennessee, your timeline may require additional coordination.
This is one reason starting early can make the process much less stressful.
2–4 Months Before: Plan Your Tennessee Visit
If possible, this is a great time for a scouting or house-hunting trip.
And I don't recommend spending the entire trip inside houses.
You need to experience the communities.
Drive through neighborhoods.
Visit downtown.
Go grocery shopping.
Check the distance to hospitals and shopping.
Drive your potential commute.
Have dinner somewhere local.
See what the area feels like during normal everyday life.
You might arrive convinced you want one town and leave completely in love with another.
That's normal—and it's exactly why scouting trips can be so valuable.
1–3 Months Before: Get Serious About Homes
Now we're getting close.
If your finances and timeline are ready, this is when your home search may become much more serious.
We'll watch new listings, schedule showings, discuss properties and determine when it makes sense to write an offer.
If you're still living out of state, don't panic.
Many parts of a Tennessee home purchase can be coordinated remotely, and virtual showings can help when you can't immediately travel for every property.

What If You're Moving to Tennessee Next Month?
That's okay too!
Not everyone gets a year to plan.
Job transfers, family situations, retirement decisions and other life changes can create much shorter timelines.

There's no need to spend the next year randomly searching Zillow and wondering whether every Tennessee town you see on social media would actually work for you.
My Favorite Timeline? About 6–12 Months
If you have the flexibility, 6–12 months before your move is a great time to start planning.
It gives you time to research areas, understand your budget, visit Tennessee, prepare financially and make decisions without feeling rushed.
But if you're moving sooner, that's okay.
And if you're moving later, you're not too early.
