Buying a House in Tennessee While Living in Another State

Thinking about buying a home in Tennessee while you're still living hundreds ~ or even thousands ~ of miles away?

It might sound complicated, but you absolutely do not have to already live in Tennessee to start the home-buying process here.

I work with relocation buyers, and a big part of my job is helping make the process easier when you can't simply hop in the car every time a new house hits the market.

Here's what buying a Tennessee home from another state can actually look like.

1. Start Planning Before You're Ready to Buy

One of the biggest mistakes you can make is waiting until you're ready to make an offer before figuring out where you want to live.

If you're 6–12 months away from moving, that's actually a great time to start researching.

Before worrying about individual houses, think about:

  • Your approximate budget

  • Your moving timeline

  • Which part of Tennessee interests you

  • How close you want to be to a major city

  • Rural, suburban or small-town living

  • Acreage or neighborhood living

  • Work and commute requirements

  • Healthcare access

  • Shopping and restaurants

  • Your biggest must-haves and deal breakers

The goal at this stage isn't to find your house.

It's to figure out where we should eventually look for it.

2. Narrow Down Your Tennessee Towns

This is especially important if you're unfamiliar with Tennessee.

You might start your search thinking you want Nashville because that's the area you recognize.

But after talking through your priorities, we may realize you'd rather explore Hendersonville, Gallatin, Mount Juliet, Lebanon, Springfield, White House, Portland or another surrounding community.

Or maybe Nashville isn't important to you at all.

Tennessee offers everything from growing suburbs to small towns, farmland, mountain communities and rural properties.

Your lifestyle should drive the search ~ not simply the town you've heard the most about.

3. Talk With a Lender Early

If you'll be financing your Tennessee home, it's helpful to speak with a lender before getting serious about properties.

They can help you understand:

  • Your estimated purchasing power

  • Down-payment options

  • Estimated monthly payments

  • Loan programs you may qualify for

  • Documentation you'll need

  • How employment changes could affect financing

  • What you should or shouldn't do financially before closing

This can be particularly important if your relocation includes starting a new job, working remotely, retiring or selling a home in another state.

You want those conversations happening before you find the house you love.

4. You Can Tour Homes Virtually

This is where technology makes relocating so much easier.

If a home hits the market and you're eight hours away, you don't necessarily need to book a flight just to see it.

I can help you evaluate properties remotely and conduct virtual showings when appropriate.

And a good virtual showing should be more than a quick pretty video.

I want you to see the things that listing photos don't always show.

How close is the neighboring house?

What's behind the property?

How busy is the road?

What does the backyard actually look like?

Does the house have an unusual smell?

How does the layout flow?

What's the surrounding area like?

The goal is to help you feel like you've actually experienced the property ~ not just watched a highlight reel.

5. A Scouting Trip Can Save You a Lot of Time

If your timeline allows it, I love when relocation buyers can visit Tennessee before their serious home search begins.

But don't spend your entire trip looking at houses.

Spend time exploring communities.

Drive through neighborhoods.

Visit downtown areas.

Go grocery shopping.

Find the closest hospital.

Check out restaurants.

Drive your potential commute.

See how far everyday conveniences really are.

A house can look perfect online and still be in an area that doesn't fit your lifestyle.

I'd rather discover that during your scouting trip than after you've moved.

6. Writing an Offer From Another State

You don't have to physically be sitting in Tennessee to write an offer.

Much of today's real estate paperwork can be completed electronically.

When you find a home you want to pursue, we'll discuss the property, market conditions and terms before deciding how you want to structure your offer.

Once you're under contract, that's when the real coordination begins.

7. What Happens With the Home Inspection?

Even if you're out of state, you can still have the property professionally inspected.

Depending on the home, additional inspections or evaluations may also make sense.

That could include things like:

  • Termite inspections

  • Septic evaluations

  • Well testing

  • HVAC evaluations

  • Roof inspections

  • Structural evaluations

  • Crawlspace inspections

  • Other property-specific concerns

This can be particularly important with older homes, acreage and rural Tennessee properties.

Your REALTOR® can help coordinate the process while keeping you informed from another state.

8. What About the Appraisal?

If you're financing your purchase, your lender may require an appraisal.

The appraiser evaluates the property as part of the lender's process, and your lender will guide you through any appraisal-related requirements.

Again, this is something that can generally happen while you're still living outside Tennessee.

9. You May Not Need to Be Here for Every Step

One of the biggest surprises for relocation buyers is how much of the transaction can happen remotely.

Between electronic signatures, phone calls, video tours, inspections and digital communication, you may be able to handle significant portions of the process without constantly traveling back and forth.

Exactly what can be completed remotely will depend on your lender, title company, closing arrangements and individual transaction.

We'll figure those details out well before closing day.

10. Coordinate Your Current Home With Your Tennessee Purchase

If you own a home in another state, this may be one of the trickiest parts of your move.

Do you need to sell before buying?

Will you use proceeds from that sale toward your Tennessee home?

Do you need temporary housing?

When will your movers arrive?

What happens if one closing gets delayed?

This is why relocation isn't just about finding a house.

It's about coordinating two lives at once~the one you're leaving and the one you're starting.

The earlier you plan, the more options you usually have.

11. Don't Forget About the Actual Move

Once you're under contract, start planning the logistics.

Think about:

  • Movers or truck rental

  • Packing

  • Utility transfers

  • Homeowners insurance

  • Travel arrangements

  • Pets

  • Vehicles

  • School or childcare arrangements, if applicable

  • Mail forwarding

  • Storage, if needed

  • Your first few nights in Tennessee

I also recommend keeping some extra money available after closing.

There is almost always something you'll want or need once you get into your new home.

Can You Really Buy a Tennessee House Without Living Here?

Yes.

And people do it all the time.

The key is having people here who can help you navigate the pieces you can't physically be present for.

You don't have to know every Tennessee town.

You don't have to fly in for every showing.

And you definitely don't have to figure the entire relocation process out by yourself.
